Masterplan Concept

The Damansara Avenue development occupies a 48-acre freehold parcel.

The masterplan has been developed as part of a long term strategy for the enhancement of this location which will ultimately become a suburban town centre providing a living and working community within a well managed environment. This is to enhance the lifestyles of investors and consumers by creating progressive solutions which break away from market norms.

The development shall comprise low-rise and high-rise residential apartments, SOHO suites, commercial office space, retail and F&B outlets, business offices, corporate offices, hotel, community centre and ultimately, a lifestyle retail mall. All of these elements shall be developed around a 7-acre urban park. The urban park is divided into 3 distinct zones.

Zone 1 ; which serves the residential community and links with the F&B community retail area. This shall be the first phase of the development; residential apartments and a low density commercial office and F&B hub, sitting within a park plaza setting.

Zone 2 ; The central section of the park, which is more commercially oriented,  addresses the hotel,  community centre and business park offices.

Zone 3 ; which is more activity based, serves the lifestyle mall and corporate offices, creating a covered courtyard and plaza zone.

The intention of this development is to create an attractive community environment which, at grade level, focuses on landscaped plazas and promoting strong pedestrian activity at street level. This low density community at grade level is complemented by a series of higher-rise developments which front onto the LDP highway and distant views to KL city. These create a population density for the development creating viability and business for the numerous F&B and retail outlets at the park level.

Other key points of difference of this development are:

All car parking is below grade, taking full advantage of the topography of the site and allowing direct access from the LDP highway directly into the car parking zones. This creates attractive grade level landscaped spaces with a series of fully interconnected buildings which will be developed and integrated over period of time.

The integration of high-end residences with retail and F&B services and commercial business activities is in line with the ideal working models of the future; moving away from pure commercial office centres which are devoid of night time activity and away from the traditional shop-house models which are seriously lacking in terms of maintenance and upkeep; the entire development will be managed operationally and in terms of design control to ensure that the overall environment is maintained to the highest standards.
